For residential development teams: House Specifier.

House Specifier connects an approved high-rise kitchen finish scope, installation readiness, resident education and organized unit handoff— without replacing the project’s general contractor, design team, dealers or licensed trades.

The TLTH Build difference

A better house starts with a better operating system.

Quality is not created by adding more layers between the owner and the people doing the work. It comes from clear scopes, early decisions, accountable leadership and trades who are set up to succeed.

01

One coordination center

Owner decisions, approved scopes, interfaces, schedule inputs and reporting stay connected from the first feasibility conversation through handoff.

02

Selections move earlier

Appliances, cabinetry, materials and long-lead products are coordinated before they become field delays or expensive revisions.

03

Responsibilities stay clear

The general contractor, design professionals, dealers and licensed trades retain their roles while TLTH Build coordinates only its written scope and interfaces.

Direct answer

What does one connected path with clear responsibilities mean?

TLTH Build is an owner-side coordination center for approved product specifications, its defined trade installation scope, interface tracking, reporting and handoff. It does not act as the project’s general contractor or prime contractor. The general contractor, architects, designers, engineers, dealers and licensed trades retain their professional and contractual responsibilities.

The founding proof

The Luxury Tree House became the proving ground.

A purpose-built River Oaks environment combining seven residential kitchens designed for live use, hospitality, AV, meetings, retail and private membership demanded more than conventional construction coordination.

That experience shaped the TLTH Build system: bring operational reality, product decisions and the people doing the work into the process earlier.

Common questions

Start with the clearest answers.

Clear answers early make the next project conversation more useful.

What does coordinated delivery mean at TLTH Build?Answer 01

A connected owner path for specifications, defined trade installation, project interfaces and handoff. TLTH Build does not replace the project’s general contractor, design professionals, dealers or licensed trades.

Can we try products before selecting them?Answer 02

When a relevant product can be experienced at The Luxury Tree House, the selection process can include education or demonstration before the project team releases it.

Is TLTH Build a one-stop shop?Answer 03

It is a connected path for TLTH Build’s written scope, not a blur of responsibilities. TLTH Build coordinates with approved architects, designers, the general contractor, dealers, licensed trades, TLTH and House Edit while each remains accountable for its defined work.

When should we begin the conversation?Answer 04

Before the property, design, budget, schedule and product decisions become disconnected. You do not need a finished scope to start a responsible feasibility conversation.
